Overview – Mera Ghar Mera Ashiana

The State Bank of Pakistan has announced the Subsidized and Risk Sharing Scheme, followed by the latest SH&SFD Circular No. 03 of 2025 dated September 24, 2025, with a view to promote affordable housing finance.

Mera Ghar Mera Ashiana is a Shariah compliant term finance facility based on the principles of Diminishing Musharakah.

  • First-time homeowners who are citizens of Pakistan holding valid CNICs.
  • Individuals who do not own any housing unit in their name.

  • Purchase of a house or flat
  • Construction of a house on an already owned plot
  • Purchase of a plot and construction of a house

Size of Housing Unit
  • House of up to 5 Marla
  • Flat/Apartment of up to 1360 sq. ft. area
Maximum Finance size
  • T1 = Up to PKR 2.0 Million
  • T2 = Above PKR 2.0 Million and up to PKR 3.5 Million
Maximum Finance Tenor
  • 20 years (subsidy for 10 years)

  • Tier 1: 5%
  • Tier 2: 8%
Bank Charges
  • No processing cost
  • No early payment charges
Finance to Value Ratio
  • 90:10 (90% Finance & 10% equity)
